Extraction of Title Information in Malaysia 

Extraction of Title Information (also known as EOTI) is a service that EasyLaw provides to do a title search if you do not have the full grant number/grant no to conduct a land search. If you wish to do the owner search, you can just provide us with the address of the property. Please be informed that this is not a land search service, if you wish to conduct a land search, you may proceed to submit your request HERE. 

 

There are  2 types of stages for this service:

Stage 1: Pre-check Stage for Extraction of Title Information

1. What is the full grant number/grant no?

  • Full grant number/grant no must consist of:
  • Title types
  • Title numbers
  • Lot no
  • Bandar/Pekan/Mukim
  • Daerah
  • State

If you do not have any grant number/grant no and want to conduct a land search, you can inquire about this title search service.

The land office will require a full grant number/grant no. to conduct the land search. Without this information, the land office is unable to conduct the land search. 

2. What information do we need you to provide us for the title search?

  • Google Pin OR
  • Address Location OR
  • Lot, Mukim, Daerah OR
  • Coordinate Google Map

3. The process for the preliminary checking stage in the Extraction of Title Information service.

  • We shall run a preliminary check to confirm the property.

4. The turnaround time for the preliminary checking stage in the Extraction of Title Information service.

  • We will update you on the progress in 3-5 working days thru email. These might take more than 5 working days if any complications during the preliminary checking.

5. The charges for the preliminary checking stage.

  • The pre-check stage is Free of Charge (FOC).

 

 

Stage 2A: Search stage for Extraction of Title Information (All states exclude Selangor)

1. How to proceed with this stage?

  • Payment needs to be done to proceed to this stage. Our service charges start at RM200 per lot.
  • For this stage, we will not include the land search result.

2. What will EasyLaw provide for the result in this Extraction of Title Information service?

  • We provide the full grant number/grant no, official plan of the property, and google image. The full grant number/grant no is sufficient for you to conduct a land search.

Stage 2B: Search stage for Extraction of Title Information (Only applicable for Selangor state)

1. How to proceed with this stage?

  • Payment needs to be done to proceed to this stage. Our service charges start at RM250 per lot.
  • For this search stage, we will not include the land search result.

2. The process for the search stage.

  • We shall start the investigation after payment has been made.

3. What will EasyLaw provide for the result for this Extraction of Title Information service?

  • We provide the full grant number/grant no, official plan of the property, and google image. The full grant number/grant no is sufficient for you to conduct a land search.
  • For land search service, you may submit your request HERE . 

4. The turnaround time for this search stage.

  • The turnaround time for the investigation may take up to 1 month to search. It might depend on your case.

5. What if this search stage is unsuccessful?

  • If the case is unsuccessful, we shall do a refund based on the progress of the case.
  • We will provide you with a partial result, which contains:
    • Lot no
    • Bandar/Pekan/Mukim
    • Daerah
    • State
    • Official plan
    • Google Image
  • The refund process will take 7 working days to process.

Terms & Conditions

  1. We are conducting an investigation, specifically for the title information of this specific property and there may not be any documented proof provided.
  2. We do not guarantee that we can acquire the full title details as there may be instances whereby only limited information can be collected which will cause the investigation to come to a complete halt and could not be proceeded further.
  3. We do not have a specific deadline when conducting the investigation (may take up to several weeks/months) but we will notify you if we have no further leads and encounter dead ends. 
  4. We will have a preliminary check on the address before proceeding with your case. This check will be free of charge. 
  5. The title information might not be the latest, this is due to the land office not updating their system.
  6. Promotions have no cash value. Offer cannot be sold or otherwise bartered.
  7. Offer may not be combined with any other sale, promotion, discount, code, coupon, and/or offer.
  8. EasyLaw reserves the right to amend any of the above terms and conditions without prior notice.
